Just think about it for a minute. Why should the selling price include the commission of the buyer’s agent? The buyer’s agent works on behalf of the buyer and not the seller.As the buyer, you can not really negotiate the commission with your agent, because, as of right now, it is part of the sales price and negotiated between the listing agent and the seller.

The representation is Transaction Broker- Presumption of transaction brokerage.—It shall be presumed that all licensees are operating as transaction brokers unless a single agent or no brokerage relationship is established, in writing, with a customer.
- A transaction broker provides a limited form of representation to a buyer, a seller, or both in a real estate transaction but doesn’t represent either in a fiduciary capacity or as a single agent.
- And no disclosure is required in the state of Florida
So why isn’t the presumption single agent? Because it isn’t good for the brokerage firms. The buyer’s agent and seller’s agent can’t represent the same office. Is like a conflict of interest.
